Turn more investor buyers into closed deals.
Your investor buyers rarely lose the deal — they lose the financing. Conventional underwriting was built for W-2 borrowers, not investors. I give your buyers loan programs most lenders can't touch, so more of your contracts make it to the closing table.
Why investor deals die
It's never the property. It's the paperwork.
You know this buyer: strong deal, motivated, ready to close — then the lender starts asking for documents an investor can't or won't produce, and the file falls apart two weeks before closing.
- Tax-return underwriting
Conventional lenders qualify investors the way they qualify employees: tax returns, W-2s, pay stubs.
Investors write off everything legally possible, which makes their returns look "too weak" to a conventional underwriter — even when the property cash-flows beautifully.
- DTI walls
Debt-to-income ratios punish anyone carrying multiple mortgages.
Your best repeat buyers — the ones with five doors already — are exactly the ones conventional DTI math disqualifies first.
- Seasoning traps
Conventional rules demand purchase funds sit seasoned in the bank for months.
Investors move money fast. A buyer with fresh capital from a sale, a business, or a partner gets flagged instead of funded.
The programs
Two programs that save your deals.
When a conventional lender says no, these are the options I put in front of your buyer.
- DSCR loans
Qualification based on the property's rental income — not the buyer's personal income.
DSCR loans never require personal income documents: no tax returns, no W-2s, no pay stubs. The property's numbers do the talking, which is exactly how your investor buyers already think.
- V25 purchase program
Purchase an investment property with only 25% down — no income required, no credit required.
No seasoning of purchase funds. No DSCR ratio required on the property being purchased. This is the program for the buyer every other lender turned away: self-employed, fresh capital, thin rent roll, bruised credit — the deal still closes.
What this means for you
More pre-approved buyers. More closings. More commission.
That's the whole pitch. Every buyer I can qualify that a conventional lender can't is another contract that closes — and another commission check with your name on it. Send me your stuck buyers, your marginal files, and the leads other agents gave up on.
- Revive dead leads
That buyer who "couldn't get financing" last quarter probably just met the wrong lender.
Run them past me before you archive the file.
- Pre-approve the marginal buyer
Self-employed buyers, 1099 earners, and portfolio landlords stop being risky files.
With DSCR and V25, they're my easiest approvals — which makes them your easiest closings.
- Win the listing conversation
Investor sellers want an agent with an investor buyer pipeline.
"I work with a lender who finances buyers other lenders reject" is a listing presentation advantage.
How a referral works
Simple, fast, and you keep the client.
- 1. Send the scenario
Text or email me the property address, purchase price, expected rent, and the buyer's situation.
That's all I need for a first read.
- 2. Get a straight answer
I'll tell you plainly whether DSCR, V25, or another route fits — and what we need to close it.
No maybe-later, no document scavenger hunt before I give you a read.
- 3. You close the deal
Your buyer, your commission, your relationship.
I'm the financing behind your closing — nothing more, nothing less.
Agent questions
Clear answers to common questions
Does my investor buyer need tax returns or W-2s to qualify?
No. DSCR loans qualify the buyer on the property's rental income and never require personal income documents — no tax returns, W-2s, or pay stubs.
What if the property doesn't hit a 1.0 DSCR ratio?
The V25 purchase program requires no DSCR ratio on the property being purchased, so a thin or unproven rent roll doesn't kill the deal.
What down payment does an investor buyer need?
The V25 purchase program allows an investor to purchase an investment property with only 25% down.
Does my buyer need good credit or documented income?
No. The V25 purchase program requires no income and no credit — no income documentation and no credit score requirement.
Do purchase funds need to be seasoned?
No. The V25 purchase program has no seasoning requirement on purchase funds — fresh capital from a sale, a business, or a partner works.
Which states can you finance investor purchases in?
Business-purpose investor financing is available in all 50 states.
